Good quality timber is dried correctly for West Australian conditions. Not all timbers suit the local climate and are therefore excluded from the list. Machining quality is important and we regularly check the machining processes. All timbers priced are Standard & Better Grade being 80% select & 20& feature grade which in our experience offers the best appearance & value for money.

About Floorboards W.A. Installation

Our preferred option is DIRECT FIX to concrete. This is a proven system and carries a 6 year structural warranty. We use a SIKA MB moisture barrier [156] and then use SIKA T55 adhesive to fix the floor, if the floor level is inadequate then the requirement will be to use Liquid Nails will be used to help address the problem. This allows for natural timber movement. The timber is then sanded 1 coarse, 2 medium, 3 fine, 4 fine, 5 conditioning pad. The coating used is client’s choice either Bona water base or solvent. Door trims, skirting, beading etc is extra. Payment is via the Floorboards W.A. schedule. Floorboards W.A. must have clear access [no trades working around or on top] and the power must be on to the site. There must be close site access. Floorboards W.A. reserves the right to call a site meeting if any terms are unable to be met.

Floorboards WA have a standard installation policy, during to installation process under no circumstances must any tradesman or any work progress as this causes contamination.

Prior to the installation required commencement, we would need unrestricted access to the floor area. Any affected furniture, appliances pictures, window treatments and light fittings would therefore need to be moved to avoid any damage or cleaning cost of which Floorboards WA are not responsible, this would also apply to any builders rubble, tacks, staples, carpets, floor vinyl, tiling or other floor coverings by customer  unless stated. If floorboards WA has to re-sand or if there is an issue on the floor which has to be corrected  we would require unrestricted access to the floor area including furniture for which floorboards WA will not be not responsible
Our Sanding machines are equipped with vacuum bags that collect 95-99% of the dust generated by sanding timber and cement floors. However, Floorboards WA cannot help the atmospheric dust generated in the air that may settle on the floor as it is drying.  As care is taken to try and eliminate this, if you are still concerned please do not hesitate to contact our office but after a few months you will find that this should naturally burnish off.

If required your concrete substrate should be sanded before commencement, we will let you know before the installation process commences. The cost for the sanding of the concrete substrate could be added to your account at any time. A price will be quoted to you prior to commencement of sanding and will only start once we have had your approval to proceed.

Prior to the installation of your timber, we would request that any tiling should be complete including the positioning of the metal strip along the tiles where the timber will butt up against them.

Whilst all attempts are made to appointed times to commence work in a punctual manner, delays can be caused by contractors or our staff due to unforeseen circumstances, and are outside the control of the Company.

Prior to the sanding stage but after the installation stage, we recommend that you take a walk around and inspect your floor. If there are things that you sure of, let us know, as these can be addressed or changed with little trouble at this stage. Once the floor is sanded, it is very difficult to make any alterations.

Once sanding is complete a sealer is applied to the boards & two coats of polish all in one day. One last coat is applied the following day, those two nights no is allowed in the house due to fumes and the floor drying. The boards can be walked on in socks only, 24 hours after the final coat. 3 days thereafter furniture can be replaced on the floorboards, although we suggest all heavy furniture has furniture feet as not to scratch or mark the floor.

Floorboards W.A.  Stairs

Floorboards W.A. can manufacture supply and install solid timber steps and facias complete with fully finished trim. As a staircase is a prime feature this can be very special. All stairs are quoted as a separate part of the job. Given the poor quality of form work that we often have to work with a site inspection confirms the order. Floorboards W.A. reserves the right to call a site meeting once the site has been inspected.

Terms & Conditions

Our quotation is valid for 30 days from the date of this letter, after that it will be subject to increases in materials and labour.
If these costs increase before a deposit has been received the customer is liable to pay increase price.

All quotations are subject to a final site inspection.

Our standard terms for a solid wooden floor are 50% before start date in order to allocate supplies and labour, 40% upon completion of the installation component and 10% on completion of the sanding and coating, and for a pre-finished/Engineered floor the terms are 60% deposit before start date and the balance of 40% upon completion

All quotations are supplied complete with the Floorboards W.A. terms and conditions document and a payment schedule. Floorboards W.A. fully warrants the installation structurally however this warranty does not cover items usually covered in insurance policies and outside the direct control of Floorboards W.A

If accounts are not paid by due date a 2 ½% interest will occur for each month.

When a date is set for installation this is binding on both parties and Floorboards W.A. reserves the right to re-schedule an installation to suit the Floorboards W.A. work schedule should we not gain access on the pre-agreed date.
Quotations: Floorboards WA quote is subject to a final measure & on site inspection as floor plans may vary from actual floor area. If there is extra meter required the client is responsible for the costings and will be invoiced.  
With supply only Floorboards W.A. re-state that there must be someone on site to receive the timber when it is shipped. Our carriers will not leave timber where there is no-one to sign for it and we will not be liable for the additional costs.

Standard Terms & Conditions of Trade

Timber
Timber is a natural product and prone to wide colour variations. This is a natural feature of timber and while Floorboards W.A. make every effort to acquaint the purchaser with this variation it is incumbent upon the purchaser to be familiar with the product being purchased. Timber hardness ratings are by the universal Janka scale and are indicative only. Timber is kiln dried to Australian conditions. Timber is machined to Australian Standards. Floorboards W.A. standard grade is Standard & better being 80% select and 20% natural. Lesser grades are available and this is reflected in both appearance and price.

Delivery is subject to the availability of materials at the placement of order time. Floorboards WA.  takes no responsibility for any defects (Gum vein/Borer holes) which will affect the quality finish using Natural Grade timbers.

Floorboards takes no responsibility for colour variation in Timbers, timber is a natural product and prone to wide colour variations and is a natural feature of timber and  whilst Floorboards WA make every effort to acquaint the purchaser with this variation it is incumbent upon the purchaser to be familiar with the product being purchased. Tongue and Groove flooring are random lengths and can be as short as 600mm long.

Delivery
Timber is delivered to site and stored in a dry location. There must always be someone on site to accept delivery of timber, as timber will not be delivered unless someone can take receipt of the delivery. Delivery is usually quoted as an extra.

Site
Where Floorboards W.A. organizes installation the site must be in a condition as determined by Floorboards W.A. for the installation to occur. We require clear access. [Defined as no trades having access to site during installation through to the fully sanded and sealed product.] Power must be directly on to the building. All windows, doors, frames & fittings must be installed. All external window and door fittings must be installed and sealed around the frame to ensure no sand, dust or moisture ingress to the site. Any such ingress is not the responsibility of Floorboards W.A...

Whilst all due care is taken in the laying and sanding procedure, no liability will be accepted for the fixing of or repairing, repainting of walls/skirtings if damage does occur. We recommend painting to be done after the floor is finished. All doors need to be removed by owner if height allowance is needed.

Installation
Floorboards W.A. have a standard installation policy.

1.0 All slabs are sealed using SIKA 156 moisture barrier if the slab is under five years old. A moisture barrier is essential to the long term life of the floor. Floorboards W.A. will not enter into a contract to supply a floor on new concrete slab without a moisture barrier.

1.01 Timber is directly fixed to the concrete using SIKA T55 or T45 or T53 or Liquid nails as deemed by Floorboards W.A...  This limits height differences to a minimum. The system used is combination fixing which includes pins and adhesive.

1.02 The timber is installed to make best use of the area given that rooms are not square and concrete is never level. There will be wasted timber and this waste belongs to Floorboards W.A... However we will use the best possible combination of lengths in the floor.

1.03 Due to the unevenness of the concrete slab there may be some spots in the finished floor that sound slightly hollow but these are not as defect unless they are directly beneath an end join. Floorboards W.A. will deem this a defect if such occurs despite the fact that concrete levels are outside our control and take every step to correct such. Hollow spots are not a structural defect however we will make every effort to minimize these.

1.04 Timber direction is determined in discussion with the client. Floorboards W.A. will not enter into discussion on timber direction if, after installation, the client has a change of thought; note Floorboards W.A. will make an industry recommendation and in good faith accept the customer’s stated wish as final prior to installation.

1.05 All new timber is placed on-site 1 week prior to installation depending on the timber species. Recycled is a day before installation. The floor will be left up to one week prior to sanding, during this time no tradesman or work is to be undertaken in order to prevent contamination. Where this requirement is not met and the floor is damaged, spills, cleaning or re-sanding a surcharge will apply.

1.06 Timber is supplied with a certificate of test. The timber is always kiln dried and we specify tongue and groove for all direct installation.

1.07 Installation of the job is completed in the time frame defined in our quotation. Floorboards W.A. will enter into no discussion to install the job more quickly. Timber must be installed with time and care and the time taken ensures that the Floorboards W.A. standard and quality controls are met.

1.08 The floor will be left for up to one week prior to sanding depending on timber species. Recycled 2 days prior. During this time no trades must be allowed on site. Where this requirement is not met and the floor is damaged, has spills over, requires cleaning and/or requires additional sanding activity or additives a surcharge of $300.00 will apply.

1.09 Sanding & Finishing follows a fixed system dependant on the needs of the timber and is determined by Floorboards W.A... The floor is always level sanded and taken through to fully fine sanded. This includes three rotary fine sanding stages including a conditioning pad.

1.10 a) Water based finishing is using the Industry Best Product BONA TRAFFIC which is the toughest and most natural looking floor finish available. The coating requires 1 coat of Prime and 2 coats of Traffic. Occasionally there are timbers that require a different primer and this may be used. Where a different finishing system is required such as oil, solvent based gloss or oil modified finish a surcharge will apply subject to the actual cost difference of the finishes and the use of any safety equipment.

b) Solvent based finishing is available in semi gloss or high gloss

1.11 Coatings will always be applied as directed by the coating manufacturer. The final appearance of the finish will be hand-finished. There may be some small surface defects such as slight nibs however these will be minimal; these are a direct result of site conditions and temperature/humidity variations and beyond our control. We will take any reasonable measure to minimize any such effects. Any quality control measures involve assessing the floor when viewed from a standing position.

1.12 During the installation of bleaching method for recycled timber the timber will be sanded then bleached applied with an applicator. The bleach will be left for appr 5 days to dry. The floor is under no circumstances be walked on or any trades man to go on as this causes contamination. Floorboards WA will take no responsibility if timber is supplied by the client and there is a reaction as the boards may have had oil or contamination in them at purchase stage. The process of chemicals will react if boots or paint or water gets on the floor will highly react. This will void your warranty if you contaminate it.

1.13Down lights is a factor that should be considered carefully when looking at a timber floor. Down lights show up the sanding stage of the job, especially the rotary stage. We make every effort to minimize any rotary marks however it is impossible to lose these entirely.

1.14 If an alternative method of installation is required such as plank-on-ply the principles as outlined above hold true where they apply however there will be additional stages specified in the quotation.

1.15 All trims and beadings are quoted as extras.

All bamboo installations use bamboo in A Grade or B/Lengths as quoted. Items 1.00, 1.01, 1.02, 1.03, 1.04, 1.05, 1.06, 1.07 & 114 apply.
